Arranging for Financing

Your Westcott Homes community sales manager will guide you through the mortgage application process. Please call on us at any time if you have questions or concerns.

Steps in the Mortgage Application Process:

  • Apply for mortgage financing within five days of mutual acceptance of the Agreement.
  • Expect to pay some upfront expenses, such as application, credit report and appraisal fees.
  • You’ll receive routine inquiries from credit verification agencies used by your lending institution.
  • Your lender provides you with a preliminary evaluation and approval, based on the information you provide.
  • Your lender gathers verifications from your employers, banks and appraisal company, and submits your completed file for approval.
  • Within 15 – 20 days, your lender issues a commitment, which expresses their willingness to lend you money under a specific set of conditions. (This time frame is approximate and may vary according to your situation.)
  • You’ll receive documentation on estimated closing costs.
  • All conditions, such as selling a current home, are completed prior to closing on your new home.

Warranty Information

We understand that your new home represents a big dream, as well as a big investment. That’s why we offer peace of mind to protect your home—and your wallet—through our 2 – 10 Home Buyers Warranty (2 – 10 HBW).

To qualify for 2 – 10 HBW, we completed an extensive screening process and met strict underwriting guidelines. All 2 – 10 HBW homes are built under the highest quality standards in the industry, and are inspected at critical stages of construction by independent inspectors.

Here’s what 2 – 10 HBW gives our homebuyers:

  • 10 full years of structural defect coverage for load-bearing components.
  • 2 full years of systems surety coverage against defects in wiring, piping and ductwork in electrical, plumbing, heating, cooling, ventilating and mechanical systems.
  • 1 full year of surety coverage against defects in workmanship and materials.
  • A fully transferable warranty that increases the resale value of your home, should you sell during this 10-year period.
  • Less stress and time spent on home repairs.

We are proud of the quality of every home we build, and we prove it with this clear, definitive warranty, backed by a third party warranty insurer. Compare 2 – 10 HBW with the two-thirds of new homes sold today that come with only the builder’s implied warranty obligation, and you’ll know the choice is clear. You’ll rest easier in a Westcott home.

In the First Year

We warrant your home for the first year after the close of escrow. Following that period, it is fully covered by the 2 – 10 HBW.

Should you require service in the first year of owning your Westcott home, please call us. We will do our best to schedule a service call at a time that’s convenient for you, during our business hours of Monday through Friday, 8:00 a.m. – 4:00 p.m.

In an Emergency

We consider three situations to be emergencies:

  • Total loss of heat.
  • Total loss of electricity, not caused by a power outage in the area.
  • Complete blockage of all plumbing.

During the Primary Walk of your new home, we will provide you with contact information for the subcontractors who will take care of these emergencies at any time.

If you experience an emergency, call the appropriate subcontractor and provide them with your plat name, lot number, address and phone number.

We also ask that you send an email to our warranty department to notify us of your problem, so we can follow up.

Appliances and Manufactured Items

We assign to you all warranties issued by manufacturers of the appliances and equipment installed in your home. There are no additional warranties provided on the following items, which are not covered by the 2 – 10 HBW or Westcott Warranty Services, LLC:

  • Refrigerator
  • Range/cook top
  • Microwave/exhaust hood
  • Dishwasher
  • Garbage Disposal
  • Washer and Dryer

You will receive the warranties for these items during your Primary Walk. It’s important to complete all warranty registration processes or warranty cards required by the manufacturers. If you need service, please contact the manufacturer directly.
